The Orange County Partnership is pleased to announce that Ridgecut Road, a prominent real estate investment firm specializing in the Northeast industrial market, is set to break ground on the I-84 Orange County Logistics Center, a cutting-edge 146,075-square-foot speculative industrial development in Montgomery, NY.
This state-of-the-art facility will feature 36-foot clear ceiling heights, 31 dock doors, two drive-ins, and 16 dedicated trailer parking spaces—ensuring maximum efficiency for logistics tenants. With its strategic location just off I-84, the facility will provide seamless access to the entire Northeast Corridor, including last-mile distribution routes into New York City.
The I-84 Orange County Logistics Center is scheduled for completion in Q4 2025, positioning Orange County to attract dynamic companies seeking to expand their distribution capabilities.
“Montgomery offers a prime logistics location that has seen significant growth thanks to its deep talent pool and business-friendly programs,” said Scott Shalek of Ridgecut Road. “We are thrilled to deliver this world-class facility that will meet the growing demand from modern industrial occupiers in the region.”
Conor Eckert, Senior Vice President and incoming President and CEO of the Orange County Partnership, emphasized the project's economic impact. “The Orange County Partnership is committed to driving job creation and investment in Orange County, New York. We thank Ridgecut Road for their investment and belief in our market as a dynamic location for economic development. The I-84 Orange County Logistics Center will solidify Orange County’s role as a key player in the fast-growing logistics sector.”
The project team includes JLL’s Northeast Industrial team, led by Vice Chairman James Panczykowski and Vice President Zach Antonucci, serving as exclusive leasing agents. The facility was designed by Pratt Design Studio, with Premier Design Build Group acting as the general contractor.
“The I-84 Orange County Logistics Center presents an exceptional opportunity for companies seeking to expand in the Northeast,” said Jim Panczykowski of JLL. “With its prime location, modern design, and top-tier infrastructure, this development will provide an ideal setting to optimize logistics operations in the dynamic Lower Hudson Valley marketplace.”
Located less than one mile from Interstate 84, the I-84 Orange County Logistics Center will sit at the heart of a premier distribution network. With nearby access to New York City, Newark Liberty International Airport, and the Port of New York/New Jersey, the site offers unmatched connectivity. Institutional and corporate neighbors such as Amazon, FedEx, UPS, Staples, Medline, and XPO Logistics further underscore Orange County's position as a strategic hub for industrial development.
The Orange County Partnership is proud to support this transformative project, which aligns with our mission to foster economic growth, attract investment, and create new opportunities for our community.
